What do we do!

Perkins Township Zoning Department provides the highest quality of service while facilitating the orderly development and strategic efficient use of land, assuring the integrity of code compliance.

The Department has the responsibility for providing support for Zoning Commission and the Board of Zoning Appeals. We work directly with the Erie County Planning Commission to provide compliance to the overall strategic plan for Perkins Township and Erie County.

The Department responsibility also includes issuing a variety of permits, such as zoning for: all building set back, fence, sign, swimming pool, parking, use of land for specific areas, lot splits, zoning changes, etc. The staff is also responsible for the inspection and enforcement of all Zoning Code requirements and nuisance complaints on land.

The Division is also the point of contact for the "one-stop" for all construction plan review. For building permits and requirements please see the building tab on the website.

What are Zoning Set Backs?

In land use, a setback is the distance which a building or other structure is set back from a street or road, another structure, a river or other stream, a shore or flood plain, or any other place which needs protection. Depending on the jurisdiction, other things like fences, landscaping, septic tanks, and various potential hazards or nuisances might be regulated. Setbacks are generally set in zoning codes. Setbacks along state, or federal highways may also be set in the laws of the state or the federal government.

Homes usually have a setback from the property boundary, so that they cannot be placed too close together. This would not only be psychologically uncomfortable to residents staring through windows into each others' blank exterior walls (or even into windows, causing a privacy problem), but would present a fire hazard, particularly during windy conditions. Setbacks may also allow for public utilities to access the buildings, and for access to utility meters. In some municipalities, setbacks are based on street right-of-ways, and not the front property line.
